Building permits
The permits under the current Land Use and Building Act are:
- building permit
- authorization permit
- landscape permit
- demolition permit
- notification of operation and demolition
A building permit is required for almost all construction. Building a new building or extending an old one always requires a building permit. According to the Land Use and Building Act, a building permit is required for:
- construction of a building
- repair and alteration work comparable to the construction of a building
- extension of a building
- increasing the floor area of a building
- repair and alteration work, where it is obvious that the work may have an impact on the safety or health conditions of the users of the building
- substantial change of use of a building or part of a building
Small building projects and the construction of structures and the like require an authorization permit. Permits for structures are provided for in the city’s building regulations. Landscaping work that alters the landscape, such as felling trees, etc., requires a landscape work permit unless it is a minor operation.
You may not demolish a building or part of a building in a zoning district or in a no-build zone without a demolition permit (a master plan may also require you to apply for a permit).
A municipality may stipulate in its building regulations that a building or other measure of minor importance and impact may be carried out without a building or measure permit after the person concerned has notified the municipality’s building control authority. The procedure for notification of measures is not in force in Loimaa.
